Flood overlays establish the minimum floor levels and design responses required for approval. A building contract won’t be accepted if it doesn’t meet the criteria. Providing the design does match the lot requirements, everything moves forward through the standard certification process to sign-off. As each council applies its own overlay mapping, site-specific reviews are essential.
Generally, it is, but any rebuilding work must follow the latest flood maps in use when you submit your application. If water levels have altered since the original house was put up, the new dwelling will be required to conform to the more recent height rules.
