BESA builds across Greater Brisbane and the Gold Coast, creating homes around the people who will live in them and the land they are building on. Our experience ranges from established inner-city suburbs and knockdown rebuilds to sloping sites, narrow blocks and properties where flood requirements need to be considered.

Building conditions in Brisbane can vary significantly from suburb to suburb, street to street or property to property. In older neighbourhoods, that could mean replacing an existing home or designing around a narrower block.
In other areas, changing contours, site access and local planning requirements can influence how a home is designed and built.

We didn’t set out to specialise in complex sites. Greater Brisbane simply demanded it.

For many homeowners in Brisbane’s established suburbs, the location is already right. It’s the existing home that no longer works.

A knockdown rebuild can provide an opportunity to stay in the area you know while creating a new home around the way you want to live. Brisbane’s western suburbs include many sloping and elevated blocks. Changes in elevation can influence excavation, retaining walls, drainage, site access and the way a home is built.
BESA has considerable experience building in this part of Brisbane. Depending on the block and the home you want to create, the right approach may involve stepped or split-level design, elevated construction or creating a more level building platform.
